Fishers offer a unique service where sellers of a property can instruct us to prepare the necessary legal pack required on a sale of a property well in advance of the property going on the market.
This means we review the title and iron out any discrepancies or any issues arising, especially those involving restrictions or notices. The seller would complete the necessary legal administrative paperwork including dealing with their identification and money laundering requirements as well as seeking paperwork relating to any alterations and extensions, or any works involving building regulations that have occurred in recent years. This will take several weeks off the time period of selling a property and some of the information we will request is now required by estate agents before marketing a property as it deals with the new material information requirements set down by the National Trading Standing organisation.
As soon as a buyer for a property is found we are in a position to issue a full legal pack of documentation when the estate agents send through their memorandum of sale. It is recommended to contact Fishers before contacting your chosen estate agent to enable this work to start well in advance of the property being marketed. As the average time for the sale of a property to go through is in the region of 4 to 5 months currently, this can take 4 to 5 weeks off the sale process and also avoid a transaction becoming abortive.
