6 Top Tips for Selling your Renovated Home

Abi, one of our residential conveyancers here at Fishers Solicitors gives us her top tips for selling renovated houses. Whether it be your first time taking on a big project or you’re a house renovating veteran, these tips can help you when selling your next big project.
First off, let’s look at what you have done, from windows to extensions. Tip one would be to compile every certificate whether it be the FENSA’s for your windows and doors, the Gas Safety Certificate for a new boiler or the planning permissions to the building regulations for an extension, your buyers will need it, and it’s good to have it ready in one place, saving time later on.
Tip two would be looking at instructing a Solicitor. Rather than waiting until the property is on the market, Abi suggests instructing your solicitor first and your estate agent after. Not only can this speed up the conveyancing process you also have to go through some lengthy documents called the Protocol Forms. These go into detail about everything you have done to the property so far, refreshing those memories and compiling all these documents beforehand makes things easier in the long run.
Tip three would be to choose the right estate agent to sell your home. Do your research and make sure you are looking for an agent who specialises in selling renovated properties and that they are someone you want to work with. Have a look at their photographers on their website. Remember the first thing your buyer will see is a handful of snapshots of your house, so you want a photographer who can capture the work you have done and showcase it to the right buyer.
Tip four is selling your property to the people viewing your house. Make sure you showcase your renovations. Once you have found the right estate agent for you and you’ve got your property listed, you’ll then be able to start having house viewings to potential buyers. This is the time to really show off what you’ve done and see all the hard work you’ve put into the project. Here you are selling the potential of the property.
Tip five is to think about the fixtures, fittings and contents form. When you’re filling in your protocol forms there is a separate form called the fittings, fixtures and contents form which you can complete and this adds prices onto things that you want to sell like washing machines, fitted blinds, tumble dryers, microwaves etc. and the buyers will then be able to buy this on top of the purchase price.
