Conveyancing typically takes 8-14 weeks, but delays are common. Factors influencing the timeframe include:

  • Property Complexity: Older or unique properties often require more in-depth checks, extending the process.
  • Mortgage Involvement: Mortgage applications, including lender valuations and approvals, can significantly increase the timeline.
  • Property Chains: Delays in other transactions within a property chain directly impact your own completion.
  • Leasehold Properties: Leasehold properties involve additional checks and significantly more paperwork and there are often more parties involved. This therefore takes longer than a standard freehold transaction.
  • Cash Purchases: Cash buyers often experience faster completions due to the absence of mortgage arrangements.

Sale

  1. Instructing a Conveyancer: Start by appointing a solicitor or licensed conveyancer to manage the legal aspects of your property purchase. They will guide you through the entire process.
  2. Drafting the Contract: Your conveyancer will create a contract outlining the terms and conditions of the property purchase. This contract ensures a smooth transaction for both parties.
  3. Answering Enquiries: Enquiries are questions raised by your buyer’s solicitors, these will be sent to you for your responses.
  4. Signing Contracts: Once all enquiries and searches are addressed, you'll sign the contract and transfer.
  5. Exchange of Contracts: The exchange of contracts marks a crucial step where the sale becomes legally binding.
  6. Between Exchange and Completion: This period allows for final preparations, such as arranging for the transfer of funds.
  7. Completion: On completion day, you hand over your keys and receive the sale proceeds.

Purchase
